What is Property Assessment?
Property assessment is the process of determining the estimated market value of a property, which is then used to calculate the amount of taxes owed to the Village.

How is My Assessment Determined?
For 2025, property assessments are based on market values as of July 1, 2025, and reflect the physical condition and characteristics of the property as of December 31, 2024. These values are determined using mass appraisal techniques and are audited by the provincial government to ensure proper valuation practices are followed.

What is Market Value?
Market value is the most likely price a property would fetch if sold on the open market by a willing seller to a willing buyer.

What Can I Do If I Don’t Agree With My Property Assessment?
If you have concerns about your property assessment, you can contact the Village Office to arrange a phone meeting with the assessor. Alternatively, you can complete the online form for the assessor to reach out to you:
Online Inquiry Form

The assessor can review your assessment and provide a detailed explanation specific to your property.

What If I Still Don’t Agree With My Assessment After Speaking to the Assessor?
If you remain dissatisfied with your assessment after speaking to the assessor, you can file a complaint with the Assessment Review Board. To do so, submit an Assessment Review Board complaint form to the Village Office at the address below, attention to the Assessment Review Board Clerk. The completed form and applicable fee must be received by the complaint deadline stated on the front of your notice.

Assessment Complaint Forms
Forms are available at the Village Office during regular hours or from the Alberta Municipal Affairs website:
Alberta Municipal Affairs - Property Assessment Complaints

Each assessment in dispute requires a separate complaint form and fee. The Assessment Review Board will not consider any matters not clearly described on the complaint form. Fees are as follows:

  • Residential complaints (3 or fewer dwellings and farmland): $50
  • Non-residential complaints: $650

Fees are fully refunded if the Assessment Review Board rules in favor of the complainant or if the complaint is withdrawn.
